Picote, has been a pioneer and innovator of In-House CIPP lining of drains inside buildings in Finland, since 2008.

In addition to high-quality products and skilled installers, Picote drain renovation has a special focus on project management and resident-friendly communication. The Picote method has a leak-free warranty of 15 years.

The wall thickness of the new lined pipe is uniform. In addition, the lining covers 100% of the pipe joints and bends and branches do not cause problems. CIPP lining has been used already for decades, with excellent results.

Picote’s CIPP lining method is used to renovate drainage pipes from the roof to the municipal sewer. We add the lining to apartment-specific toilets, floor drains and the branches of kitchen drains. CIPP lining is suitable for sewer pipes with a diameter of 50-250 mm. The material of the old pipe can be cast iron, plastic, concrete, clay pipe, etc. Our method is used in the renovation of plot, rainwater, vertical and apartment sewers of buildings.

A long-lasting solution

A new sewer pipe lasting more than 50 years with Picote’s In-House CIPP Lining method

Picote’s CIPP lining utilises long-established international products with a proven history of high-quality. The reliable, seamless CIPP liner made of 100% polyester, which is suitable for humid conditions, has been specially developed for the renovation of damaged sewers.

Installed by means of compressed air, the flexible and stretchable liner allows for almost wrinkle-free installation in bends of up to 90 degrees, and also in drains with deformations. CIPP lining is an excellent solution for drains with a diameter of 50 - 250 mm.

The liner is impregnated with epoxy resin and installed in the drain to be repaired. As the liner is cured, a uniform pipe of consistently high quality is formed. It is rigid, acid-resistant, food-grade, environmentally friendly and resistant to alkaline substances.

The wall thickness of the new pipe is 2-5 mm depending on the size of the pipe. Its smooth and slippery inner surface guarantees excellent flow properties.

Our lining material has been tested and certified by the Institute for Civil Engineering (DIBt) in Germany and Eurofins Expert Services Oy (formerly VTT) in Finland. The durability, environmental safety and lifespan of the installed and hardened pipe of uniform quality, exceeds the requirements set for sewer pipes.

Picote sewer renovations are carried out with the residents in mind

In PICOTE sewer renovation, sewers are lined seamlessly from the basement to the roof. Non-destructive, no-dig technology saves time and money and minimises disruption to residents, the environment and traffic. The amount of construction waste that affects the environment is also minimal.

The average working time per apartment is one to two weeks, depending on the size and number of apartments. The home stays tidy and habitable because no structures are broken.

For the duration of the sewer renovation, a dry toilet will be brought to each apartment where work is being done. Water comes from the tap normally throughout the work.

For the lining of the trunk sewers, Picote will install a bypass pumping system in the basement, which will allow the sewers in the apartments to be used during the renovation.

Studies in the construction field have found that lack of communication is the most common criticism in renovation projects. For years already, Picote has invested in comprehensive project management and the timely provision of information to all project stakeholders. Based on the feedback received from residents, this has been very successful.

Work phases of the Picote In-House CIPP lining method

During the renovation of vertical lines, the working time per apartment is 1–2 weeks depending on the number and size of the apartments. Sewers must not be used during the renovation, but water will be supplied to the apartments normally at all times.

Picote’s In-House CIPP lining method involves the use of a bypass pumping system during the renovation of trunk sewers. Thanks to the bypass system, the trunk sewers can be renovated without disturbing the residents by outages in the apartments.

  1. Preparatory work
    The floors and wall surfaces are protected. The toilet seats and odour traps are removed, and the old water trap in the floor drain is drilled away.
  2. Cleaning and Recording
    Sewer lines are cleaned mechanically by scraping, and any deposits and blockages are removed. The length of the line is determined and the resizing points, branchpoints and bends are located. The sewers are videoed and their condition is assessed.
  3. In-House CIPP lining
    The seamless polyester CIPP liner is cut to the required length. The two-component ingredients are mixed, and the liner is impregnated with epoxy and mangled flat. The impregnated liner is wound to an installation drum or lining cannon and installed inside the old pipe using compressed air.

    The progress rate is monitored so that the lining becomes wrinkle-free, especially at bends. A stable air or water pressure is maintained in the line until the liner is fully cured. The old pipe joints covered by the new pipe are drilled open so that the converging branches can be lined using the branch lining method developed by Picote. A domestic vegetable-oil-based coating is applied to the floor drains.

  4. Finishing work
    The finished work is videoed and documented on memory sticks. The old floor drain water trap is be replaced with a new stainless steel plate with a ready-made rubber plug for servicing. The toilet seat and the washbasin odour traps are attached, and the work areas are cleaned.

    As part of the delivery documentation, the client will receive video recordings, maintenance instructions and a warranty certificate.

Branches

Pipe joints are the most challenging part of the lining work. The method developed by Picote joins two overlapping rigid liners at the branchpoint. When cured, they will form a uniform and tight branchpoint. The use of separate branch pieces is also possible.

The method is very flexible. It can be used at all branches, including small horizontal floor dispersal pipes. Picote has been using the method since 2008, and has successfully renovated hundreds of thousands of branchpoints with it.

In 2015, Picote’s CIPP lining method was granted product certificate EUFI29-20004643-C by Eurofins Expert Services Oy.

Most insurance companies require a Eurofins product certificate for the renovation method when granting age reductions to sewers.

Floor drains

Renovation of floor drains is an integral part of the internal renovation of sewers using the Picote method. The end result is functional, easy to maintain and structurally durable.

  • The old water trap is removed from the floor drains with a diamond drill.
  • The floor drain is sanded clean
  • When the lining work is completed, the floor drain is coated three times with a vegetable-oil-based compound, up to the groove in the floor drain cover
  • The old water trap is be replaced by a new stainless steel plate with a rubber plug readily installed for servicing.
  • When done in this way, the connection between the lining of the sewer branch and the coating of the floor drain is proper, and the floor drain is waterproof.

HOW WE WORK

1. Preparatory work

The customer receives video recordings, maintenance instructions and a warranty certificate. The maintenance instructions include, for example, instructions for cutting the pipe, general instructions for using the sewers, and work instructions for replacing the floor drain platform ring.

Trenchless technologies are ideal for sewer renovation in detached houses in the event of leakage problems, or in preventative repairs. Houses built as late as the 1970s may already need to be refurbished because the old pipes are in poor condition and can cause problems. Picote has lined the sewers of more than 500 detached houses in Finland since 2008.

Sewer renovation by CIPP lining saves time and money, as the sewers can be repaired without dust-producing demolition procedures. The home stays habitable all the time, and there is no need to dig open the yard or the floor.

The renovation plan for detached houses is prepared case by case. The renovation work usually covers all sewerage piping in the building, from the roof to the inspection well in the yard. Depending on the site, the work takes 1-2 weeks, during which time the sewers in the residence cannot be used.

In detached houses the sewer renovation is done on the turnkey principle, i.e. we take care of everything from start to finish:

3. Pipe scraping, washing and videoing
4. CIPP lining
5. Renovation of floor drains
6. Final videoing

Accommodation arrangements

During the renovation the sewers will be out of use

  • The work takes 1-2 weeks, depending on the location.
  • Washing machines, dishwashers and toilets cannot be used
  • A dry toilet will be delivered to the detached house as part of the work
  • Water will be provided into your home normally throughout the renovation, but it must not be drained
  • The detached house is habitable during the renovation; you will not have to move out of your home

Final documentation & Warranty

PICOTE gives a 15 year non-leaking warranty on sewer drains lined by us.

Upon completion of the work, the following will be handed over to the client as part of the handover documentation:

  • Video recordings of the sewers before the start of the work and after the completion of the lining.

  • Maintenance and cut-off instructions for the lined sewer
  • replacement instructions for the raised floor drain ring
  • Updated sewer map on the linings.

We renovate a range of buildings, from prefabricated apartment buildings to unique properties that are over 100 years old. 

The technical service life of sewer pipes is generally considered to be about 50 years, meaning that the pipes of houses built in the 1970's are at the end of their lifecycle and can, with high probability, cause major leakage problems.

Sewer renovation using the Picote method saves time and money, as sewers can be repaired without structural demolition measures. The apartments remain habitable all the time and there is no need to dig open the yard and basement floor.

Drain Renovation Process

The renovation plan for Housing Associations is drawn up on a case-by-case basis. The project usually refurbishes all the sewer sections of the house from the roof to the yard inspection well.

Work phases in the apartment:

  4. Lining sewers with seamless polyester socks
  5. Renovation of floor drains
  6. Final stage including installation of furniture, final cleaning

Living Arrangements

Depending on the site, the work lasts 1-2 weeks per sewer line, during which all apartment-specific sewers (usually overlapping dwellings) related to the line are banned from use.

This means that, for example, washing machines, dishwashers and toilets are out of service during that time.

A dry toilet is delivered to each apartment as part of the project. The water supply runs normally. However, water must not be lowered into the sewer, but should be lowered into separate containers such as buckets. The apartments do not need demolition of structures except in exceptional cases. For this reason, there is not normally dust produced in the apartment and you can live at home during the contract.

The aim is to plan the project so that the general washing and toilet facilities of the Housing Association are available to residents when the sewerage renovation is underway for the apartment.

The interior renovation of  sewers by in-house lining is a relatively quick procedure. Larger contracts can last for weeks, but only part of the pipeline is being worked on at any one time. As a rule, the service break per sewerage point is about 1-2 weeks.

If necessary, we will deliver dry toilets to the users of the building during the contract. All water points function normally during repairs, however, water must not be lowered into the sewer, but into separate containers. 

Normal use of the premises is only slightly disturbed compared to changing pipes using traditional methods, as there is usually no need to open walls or floors. This is a great advantage for the users of the premises.
